EV Charger in a Housing Society: NOC, EV Meter and Installation Steps

By SSR EVTECH ·

Installing a charger in a housing society takes three approvals: your society's NOC, a clear cable route from the meter room to your parking, and an electricity connection for the charger, usually a separate EV meter in your name. Most delays come from the first two, not from MSEDCL.

Step 1: confirm your parking spot

The charger goes at your allotted or owned parking spot. If parking is not allotted, agree on a fixed spot with the committee first. Everything else depends on it.

Step 2: get the society NOC

Write to the managing committee asking for permission to install a charger at your spot. Include the charger model and rating, the proposed cable route, who will do the work, and confirmation that you will pay for your own electricity. A clear, complete request is approved faster.

The NOC is also one of the documents MSEDCL asks for when an apartment owner applies for an EV meter.

Step 3: choose how the charger is metered

Option A: your own EV meter (most common)

A separate EV connection in your name, with its meter in the society's meter room. You are billed directly by MSEDCL at the EV tariff, so there is nothing for the society to calculate or recover.

Option B: on your own flat's meter

The cable runs from your flat's meter to the parking. Charging is billed at your home slab rates, and a 7.4 kW charger may need a load upgrade.

Option C: a common charger for the society

The society installs one or more shared chargers on its own connection and recovers the cost from users. This suits societies with many EV owners, but needs a clear billing arrangement.

Step 4: plan the cable route

The distance from the meter room to your parking decides most of the cost. Plan a route through conduit or cable trays that the committee is comfortable with, and avoid crossing other members' spots. Our installation cost calculator prices the cable per metre.

Step 5: safety checks

  • A dedicated MCB and RCD protection for the charger circuit
  • Proper earthing, tested before commissioning
  • A charger rated for the location, especially in open or basement parking
  • Cable sized for the charger and the full run length

Frequently asked questions

Committees usually want safety, a tidy cable route and assurance that members will not pay for your electricity. A complete request with your own EV meter addresses all three.

In Options A and B, the member installing the charger pays. In Option C, the society pays and recovers it from users.

Yes. We prepare the technical details and the cable plan the committee asks for, and then file the EV meter application with MSEDCL.
